Slab tek or Pier and beam foundation.?
I am planning to build my house in Carrollton area, Texas. My builder has given me a choice for a slab tek foundation or a pier and beam foundation. Please advice me which is the best.
I am a dirt/concrete contractor in central Oklahoma. The type you should choose depends on the soil you are building on. If you are on good, low PI soil you can just dig a 24″x18″ footing. If you are on granular soil (sand) you can go pier and grade beam. If you are on fat clay (gumbo) that is high PI we usually go with a post-tensioned floor. Fat clay has a high PVR (potential vertical rise) and the soil will swell and break the floor even with piers. If you are really worried you can get a geotechnical engineer to drill your location and advise a solution to any problems.
